Submitting a rental application is often the easy part. Waiting for an answer is where the questions begin. When you're excited about a property, it's natural to wonder what happens next and how long the process might take. While every situation is different, understanding the basic steps of the application process can make the waiting period feel a little less uncertain.

What Happens After You Submit an Application?

Once you’ve found a property you’re interested in, you can submit an application online or complete a paper application at our office. If you’d like to apply in person or have questions about office hours, feel free to contact our team.
 

As part of the application process, applicants are required to:

  • Pay the $50 non-refundable application fee
  • Authorize credit and background screenings
  • Provide proof of income and any requested documentation
Once all required documents have been received, applications are typically reviewed within 1–2 business days.
 

What Qualifications Are Reviewed?

Our team reviews several factors during the application process.

Including:

  • Income Verification: Net take-home income should generally be at least three times the monthly rent amount.
  • Credit History: A credit score of 600 or higher is generally preferred, although a low or limited credit history does not automatically disqualify an applicant.
  • Rental History: Positive and verifiable references from previous landlords.
  • Eviction History: No evictions filed within the past seven years.

 

Why Additional Information May Be Requested

Sometimes an application cannot be fully reviewed with the information initially submitted. In these situations, our team may request additional documentation or clarification regarding income, employment, rental history, or other application details.
 
Providing requested information as quickly as possible can help prevent delays and keep the review process moving forward.
 

Schedule a Showing Early

One step that applicants sometimes overlook is scheduling an in-person showing. Applicants are required to view a property in person before signing a lease.
 
If you’re interested in a property, scheduling a showing shortly after submitting your application can help speed up the process. That way, if your application is approved, you’ve already completed this requirement and can move forward more quickly.
 

Applications Remain Valid for 90 Days

At Buckeye Northwest Realty, applications remain valid for 90 days. If the property you originally applied for is no longer the right fit, your application can be transferred to another available property during that time without an additional application fee.
