If someone says they work for a property management or real estate company, check whether you can independently find that company and its contact information. Don’t rely on a familiar company name, employee name, logo, or profile picture alone to verify an account.
Someone Else Reaches Out
If an unfamiliar account contacts you after you’ve shown interest in a rental, don’t assume they have a connection to the property. They may not have any connection to the person who originally posted it either.
The Process Doesn’t Add Up
If the showing, application, or payment process doesn’t match what the verified landlord or company uses, stop and ask questions before moving forward.
You’re Discouraged From Double-Checking
If someone doesn’t want you to contact the company, ask questions, or verify the information independently, that’s worth paying attention to.
One of these things on its own does not necessarily mean a listing or person is fraudulent. Think of them as reasons to slow down and verify the information before moving forward.
Steps You Can Take to Verify a Rental
You don’t have to wait until something feels suspicious to verify a rental. Making a few simple checks part of your normal rental search is worth the extra time. This matters even more before you share personal information or hard-earned money.
Search the Property Address
Search the exact address and see where else the property appears. Check a property management company’s website, established rental websites, and other reliable sources. Then compare what you find.
Don’t assume the first result is automatically correct. You’re looking for information that stays consistent across reliable sources.
Compare the Listing Details
Check the rent, photos, address, bedrooms and bathrooms, availability, and other important details across listings. If something doesn’t match, find out why before you move forward.
Verify the Person or Company
If someone says they’re connected to a property management or real estate company, search for that company independently rather than relying on a link or phone number they provide.
Look for the company’s official website, current rental listings, and contact information. Then compare what you find with the information you already have.
Contact the Company Directly
If you want to verify the listing or the person you’re communicating with, use the contact information you found through the company’s official website.
Ask whether the property is available and whether the person you’ve been speaking with is connected to the company. You can also ask how they schedule showings, accept applications, and handle application fees, deposits, and rent.
Renting From an Independent Landlord?
Not every legitimate rental is managed by a property management company. Individual property owners may advertise their rentals directly, including through social media and online marketplaces.
If you’re communicating with an individual, you can still do some research. Search their name online and look at their public presence on the platform where you found the rental. Previous rental posts, public interactions, and other information related to their rentals may give you more context.
You can also ask about their showing, application, lease, and payment process. Being an independent landlord isn’t a red flag on its own. The goal is still to verify as much as you reasonably can before moving forward.
Before You Send Money or Personal Information
Once an application, identification, financial information, application fee, deposit, or other payment is involved, knowing who you’re dealing with becomes even more important.
There isn’t one payment method or rental process that every legitimate landlord uses. Instead of relying on a universal list of what’s considered “safe,” confirm how the verified landlord or property management company handles that part of the process.
If the instructions you’ve received don’t match, or something changes unexpectedly, stop and ask questions before continuing.
